How to prepare your house for Real-Estate photo-session EN/FR

Maybe it’s hard to believe but sometimes (not pretty often though), once you enter your client’s house, you want to just turn 360 and RUN. The below picture illustrates what the words can’t describe (and YES, it was taken with my phone).

The client was waiting for the Real-Estate Photographer to come over and photograph his house. Some clients still think that the agent will snap a few pictures with their phone and that’s it, so they don’t bother cleaning the house. It’s obvious that I called my agent and cancelled the appointment right-away. I explained the client how serious we are taking it and reminded that we’re here to help him sell HIS property. I went back to my car and handed my client a copy of the below document. Now I always make sure that my client is aware and he gets ready for the Professional pictures to be taken. There are many clients that have no idea about that, so we decided to give them (and you, the Real-Estate broker) a hand.

How to prepare your house for the professional photo session

Presenting the public with good listing photos is  one of the best marketing tools you can use to help sell your home faster and for a higher price. You want to  show  your home in the best light possible and here are a few tips to help you do that!

  • Do a thorough cleaning before you have your Professional Photos and Virtual Tour done. Spotless walls, windows, flooring and appliances will make a lasting first impression.
  • Clear the clutter; you want as much open clear space as possible.
  • Tidy all bathrooms, store toiletries off of counter tops and put toilet seat and lids down.
  • Make all beds and tidy bedrooms. Clothes hung, or folded and put away.
  • Ensure that all toys are neatly put away.
  • Remove piles of newspaper and magazines.
  • Remove any items which may be taped are otherwise fastened to the refrigerator.
  • Open window coverings to let in the natural light and neighborhood views  (vertical and Venetian blinds turned to open position).
  • Remove pets and evidence of pets like bowls, toys and litter boxes.
  • Your lawn should be evenly cut, freshly edged, well watered in the summer  months and your sidewalks and driveway shoveled of snow in the winter months.
  • Remove all garden tools including hoses and sprinklers.
  • Sweep decks and patios.
  • Remove all vehicles from driveways and try not to park directly in front of home.
  • Remove portable garbage bins from eye site.

 

Comment préparer votre maison pour la séance photo professionnelle

L’un des meilleurs outils de marketing que vous pouvez utiliser pour aider à vendre votre maison plus rapidement et à un prix plus élevé c’est de la présenter au public avec des photos professionnelles.  Vous voulez absolument la montrer a son meilleur et voici quelques conseils pour vous aider à le faire!

  • Faites un bon nettoyage avant que vous ayez vos photos professionnelles faits. Les murs impeccables, fenêtres, planchers et les éléctromenagers seront faire une bonne première impression.
  • Rangez tout comme il faut; vous voulez avoir le plus d’espace possible.
  • Netoyez toutes les salles de bains, énlevez de comptoir les articles de toilette et les magasins et fermez le siège de toilette.
  • Faites les lits et rangez bien les chambres. Les vêtements suspendus ou pliés et rangés.
  • Assurez-vous que tous les jouets sont soigneusement rangés.
  • Cachez bien les piles de journaux et les magazines.
  • Enlever tous les objets collées sur la porte du réfrigérateur
  • Ouvrez les couvre-fenêtres pour laisser entrer la lumière naturelle, pour être capable de voir leur grandeur et le voisinage (les stores verticales et vénitiens doivent être ouvertes).
  • Cachez les animaux de compagnie et des preuves d’animaux de compagnie comme des bols, les jouets et des litières.
  • La pelouse doit être fraîchement coupée de manière uniforme, bien arrosée dans les mois d’été et vos trottoirs et les allées pelleté de la neige en hiver.
  • Retirez tous les outils de jardinage, y compris les tuyaux et les gicleurs.
  • Balayez les ponts et les patios.
  • Retirez tous les véhicules du stationement et essayer de ne pas stationer en face de la maison.
  • Retirez de la vue les poubelles portables.
